Entrata Terms of Use

Pets
(a)Tenants are permitted to have a maximum of 2 Pets within the Premises, subject to the following terms and conditions:

(i)Tenant shall pay a one-time Pet Fee in the amount set forth on the Lease Summary Page, per unit.
(ii)Tenant shall pay a monthly pet fee in the amount set forth on the Lease Summary Page, per animal, for the duration of the Term.

(b)Tenant shall follow the rules and regulations regarding Pets (including any restrictions regarding certain breed of animals with the Building and/or Premises) at all times and violation of such will result in a default under this Lease.
(c)Service or Emotional Support animals are NOT considered Pets hereunder and shall not be subject to the fees specified above.
(d)Tenant shall cleanup after their pets within the Premises and Building, including the common areas.
(e)Landlord shall have the right to charge to Tenant a one-time Sanitation Fee upon termination of this Lease.
(f)Tenant shall not be permitted to allow any visiting pets to enter the Premises.
NO SMOKING. (a)THE BUILDING IS A SMOKE FREE BUILDING, INCLUDING THE PREMISES, COMMON AREAS, GARAGE, ROOF/AMENITY DECKs, AND ANY OTHER AREA WITHIN THE BUILDING. (b)Tenant its agents, visitors, invitees or any other occupant of the Premises, are expressly prohibited from smoking anywhere within the Premises, the roof/amenity decks, common areas, garage, or anywhere else within the building.
(c)This includes but is not limited to cigarettes, cigars, pipes, and electronic devices.
(d)ANY VIOLATION OF THIS SECTION SHALL RESULT IN A DEFAULT OF THE LEASE, THEREBY ENTITLING LANDLORD TO ANY AND ALL REMEDIES SPECIFIED HEREIN AND AT LAW. (e)Landlord does not, however, guarantee or warrant in any way that the Building, Premises, or Common Areas are smoke free. Landlord shall not be in default under this Lease in the event that the Building, Premises, or Common Areas are not smoke-free.
